Cancellation Policy

Flexible Planning for Your Stay 

We understand that plans may change. Our goal is to provide clear and fair terms that balance guests flexibility with the preparation needed to maintain our luxury residences. Specific cancellation terms for your booking will always appear on the residence listing and in your booking confirmation, those terms govern if they differ from the general policy below. 

Payment Schedule

  • Deposit: A 50% deposit is required to confirm your reservation 
  • Final balance: The remaining balance is due 90 days before arrival 
  • Bookings within 90 days: Reservations made within 90 days of arrival require full payment at the time of booking 
  • Long stays/special listings: For stays of 30 nights or more, or where noted on the listing (for example certain residences or high-season windows), different deposit and refund rules may apply; these will be shown at booking confirmation. 

Non-Refundable

 

  • Full payment is required at the time of booking. Payments are non-refundable in the event of cancellation. This rate offers preferred pricing and is best suited for guests with confirmed travel plans. 

The exact rate names, timelines, and amounts for your booking will be stated on the residence page and in your confirmation. Those specific terms supersede these general descriptions. 

Standard terms (applies unless overridden in your confirmation) 

  • Pre-Final Deposit window (for stays under 30 nights): if you cancel prior to the Final Balance Due Date or 60 days before arrival, your initial deposit will be refunded minus one night’s rental fee, taxes and service charges. 
  • Long stays (30 nights or more): initial deposit is typically non-refundable; final terms are listed on the residence page 
  • After the Final Balance Due Date (90 days before arrival): Cancellations made after the Final Balance Due Date are non-refundable and the full final balance remains due. If the final balance is not paid by its due date and you cancel after that date, we reserve the right to charge the payment method on file for the full final balance.

Unforeseen Events 

In the event of unforeseen circumstances, such as government travel restrictions, natural disasters, or other force majeure incidents are addressed case-by-case. When appropriate, we may offer flexible options such as a credit toward a future stay, or a rebooking option. 

Travel Insurance 

Our policy does not replace travel insurance. We strongly recommend purchasing comprehensive travel insurance to protect against illness, travel disruption, or other unforeseen events that could affect your trip.

Booking Modifications 

Requests to change reservation dates or details will be handled based on availability and rate type. Some rate types may not allow modifications. Any approved changes will be confirmed in writing.

Refund processing 

Refunds (when applicable) will be processed to the original form or payment. Please allow up to 5-7 business days for the refund to appear on your statement; processing times may vary by bank. 

Important details 

  • Rate and listing precedence: The cancellation and refund terms shown on the specified residence listing and in your booking confirmation take precedence over this general policy. Always review the confirmation you receive after booking. 
  • Payment method: Refunds will be returned to the original form of payment where possible.
