Why We Created the Equity Euro Fund
Since the launch of our first fund in 2012, Equity Residences has grown through feedback and collaboration with our investor community. One message has been consistent over the years:
“We want more homes in Europe.”
We regularly survey our 450+ investors to understand where they want to vacation and own homes. European destinations like Lake Como, Tuscany, the French Alps, Dubrovnik, Algarve, and the Greek Isleshave repeatedly topped the list.
In response to that demand, we’ve launched our fourth fund: the Equity Euro Fund.
This new fund is raising €33 millionto acquire 12 luxury vacation homes across Europe, giving investors a unique opportunity to enjoy the European lifestyle while participating in a carefully managed real estate portfolio with a target return of 1.3X to 1.5X on equity.
How the Equity Residences Investment Model Works
Equity Residences has reimagined vacation home ownership by offering professionally managed portfolios of luxury homes to accredited investors. Here’s how the Equity Euro Fund works:
- Invest in Euros
Investors contribute a minimum of €239,500, with higher tiers available depending on desired vacation usage. - Own a Share of 12 Luxury Homes
The fund will acquire homes in sought-after destinations including Lake Como, Coastal Italy, the Dolomites, Bordeaux, Algarve, San Sebastian, Madeira, Nice/Cannes, Sardinia, and Innsbruck. - Use Your Homes Each Year
Investors receive annual usage creditsto vacation in these homes rent-free. The number of weeks depends on the investment tier. - Enjoy Rent-Free Stays
Instead of paying €40,000+ per year in Airbnb rentals, investors pay nominal operating fees to get access to the same homes each year. - Get Paid at the End
After 10 years of use, the homes are sold. Investors receive their capital back plus 80% of the appreciation*.

Equity Euro Fund Provides Vacation Value And Return on Equity
The Equity Euro Fund offers investors two types of returns:
- Annual Vacation Value
Investors can enjoy approximately €15,000 – €70,000 a year in vacation valueper year by using the homes rather than renting similar properties on Airbnb or VRBO with after-tax money. - Capital Appreciation
With a target return of 1.3X–1.5Xon capital, the fund offers long-term financial upside when the portfolio is liquidated after 10–12 years*
This combined value offers the potential for double-digit IRRs, which makes the Equity Euro Fund an attractive investment for those looking to diversify their investments into international real estate.
