Investor involvement: what is required?

As an Equity Platinum Fund 2 investor, will I be able to book Equity Platinum Fund and Equity Euro Fund Homes?

Yes, all Equity Residences investment funds have reciprocal relationships. As an investor, you can book a home in any other fund.

Who manages the fund homes?

We have an in-house property management team that oversees our portfolio and handles investor bookings. Additionally, we partner with local property management and cleaning teams in each location to ensure personalized service for our investors and maintain our homes to the highest standards.

Do you provide daily housekeeping?

We do in some areas like Costa Rica, Anguilla,Mexico, and the Dominican Republic. In other homes we offer an optional mid-stay clean.

What happens if you do not use all of your credits in the year? Can any be carried over?

You can do the following:

• Use a part of your credits to offset or eliminate the annual operating fee.
• You can transfer unused credits to ThirdHome and Elite Alliance to bank them and use them for future trips.

Does the annual report to Partners include property appraisals?

Residence market value estimates are provided annually in the audited financial statements.

Do any of your funds have debt?

No. We buy all of our residences with cash operate with no debt. You can read more about our investment philosophy here.

Can I see your financials?

Yes, we share the audited financials and the latest investor reports with potential investors who are serious about this opportunity.

What is my projected return of capital on the Equity Platinum Fund 2 investment?

For the Equity Platinum Fund 2, we project a potential return of capital of 1.3x to 1.5x given a 5% per annum real estate appreciation. The portfolio liquidation should start in 2037 after a 5 – year investment period and a 10-year utilization (“hold”) period. The appreciation is split 80%/20% and the management fee is 2% on the funds under management, which is already included in your annual operating fee and is not a separate charge.
