I went to the THIRDHOME website; the homes state you need a certain number of keys. What key level access do I have?

When you invest, you receive a designated number of Equity Residences credits based on your investment level. These credits convert to ThirdHome Keys at a 10:1 ratio. You can transfer your Equity Residences credits to ThirdHome in exchange for Keys, allowing you to start booking residences through our affiliate.

What are my annual operating expenses for an Equity Residences investor?

You have the flexibility to determine your out-of-pocket expenses:

  • Choose a no-annual-fee option with a reduction in vacation use.
  • Pay the annual operating fee that depends on your investment amount and enjoy your luxury vacations fully.

How do you make sure you prioritize investors over rental income for home access?

We have two classes of users: Investors and renters. Investors get priority reservations. We do two rounds twice a year and investors cherry-pick the weeks they want. Then we open calendars to renters. All other times are first-come, first-served.

Investor involvement: what is required?

Investors benefit from a passive investment experience. Our expert management team adeptly handles property acquisitions, maintenance, travel logistics, and investor communication. The only investor responsibility is deciding where to go on their next amazing fund vacation.

As an Equity Platinum Fund 2 investor, will I be able to book Equity Platinum Fund and Equity Euro Fund Homes?

Yes, all Equity Residences investment funds have reciprocal relationships. As an investor, you can book a home in any other fund.

Who manages the fund homes?

We have an in-house property management team that oversees our portfolio and handles investor bookings. Additionally, we partner with local property management and cleaning teams in each location to ensure personalized service for our investors and maintain our homes to the highest standards.

Do you provide daily housekeeping?

We do in some areas like Costa Rica, Anguilla, Mexico, and the Dominican Republic. In other homes we offer an optional mid-stay clean.

What happens if you do not use all of your credits in the year? Can any be carried over?

You can do the following:

• Use a part of your credits to offset or eliminate the annual operating fee.
• You can transfer unused credits to ThirdHome and Elite Alliance to bank them and use them for future trips.

Does the annual report to Partners include property appraisals?

Residence market value estimates are provided annually in the audited financial statements.

Do any of your funds have debt?
