Will the fund homes be available when I want to use them?
Fund residences are reserved for investors using a personalized reservation process, and our low investor-to-residence ratio ensures ample availability. In addition, investors have priority access ahead of our high-net-worth renters, resulting in limited conflict relative to other luxury home investment models that typically have high member-to-residence ratios.
Do investors have reservation priority in the homes owned by their fund?
Yes.
Can I reserve a fund home for a vacation that is longer than one week?
You can reserve a fund home for longer than one week provided you have sufficient credits and the home is available.
What are the space available visits?
“Space available” means you can book homes in your own fund with 0 credits. Space available visits within the fund vary. For the fly-to destinations like Hawaii, these windows are 30 days. For drive-to, like Tahoe, range from 3-14 days depending on the season. You will still pay a visit fee that starts from $295 per stay.
What is the cost per night at an Equity Residences home?
Investors do not pay a nightly lodging fee, only a housekeeping fee. However, extrapolating by dividing the annual operating fee by investor vacation use, the cost per night ranges from $199 to $550 for luxury vacations that would typically rent for $1,600 to $1,700 or more per night. What are the Investment, Utilization, and Liquidation Periods?
- Investment Period: the time allocated to raising capital for the fund, acquire residences, and launch operations. This phase typically lasts 4-5 years, depending on the fund size.
- Utilization Period:begins once the Investment Period is complete and typically lasts 10 years. During this time, the fund is fully operational, allowing investors to enjoy utilization of the properties.
- Liquidation period: follows the Utilization Period and is the time during which we sell the homes and distribute the sales proceeds – invested capital plus appreciation – to investors.
What is the average investment per home in the Equity Euro Fund?
The average investment amount per home is around €2.48M
As an investor in Equity Euro Fund, will I be able to travel to other homes in the Equity Residences portfolios?
Yes, you will have access to all of the Equity Residences portfolios as the Equity Euro Fund investor.
How does THIRDHOME access work for Equity Platinum Fund 2 investors?
When you join Equity Platinum Fund 2, you will receive a complimentary THIRDHOME membership for one calendar year. During that first year, you can book 60-day short-notice trips at a nominal cost to you through their website. After your initial year with ThirdHome, you can choose to buy their membership for yourself and pay a low negotiated membership fee.
